Design and Development Period: May, 2003 - 4th Qtr., 2008


This four-phase project is a prime example of BenchMark's innovation, efficiency and devotion to quality. A residential development property that set precedence in the Cheyenne region.
Summarized results include:


A savings of $1.4M for Guardian Development by staying informed, thinking creatively and going the extra mile with their legislative homework,
Finding win-win solutions for adverse topography and drainage problems, and
Presenting new design concepts with substantial fiscal support to the City of Cheyenne to demonstrate the value of roll-over curbs

A once-skeptical planning staff was so impressed with the final outcome, the City proceeded to purchase the Pointe's lake and park, generating revenue for the client..

Mountain Shadows Subdivision, Firestone, CO
Completion Date: Phase I: June, 2004, Phase II: 3rd Qtr., 2005


The objective was to design a 120-acre, 260-lot single family residential property on partially-developed land, including 19 acres of commercial development.

By incorporating "green" features, upscale design elements and a creative layout throughout the site, BME enhanced the topography and circumvented the existing mandatory gas wells.

The final result not only proved to be an aesthetic and efficient residential property, but also one with the convenience of commercial services. By leveraging its professional contacts, BenchMark also went beyond the scope of the Civil Engineer's role to secure lease commitments with some of the retail tenants.

Monarch Estates Subdivision, Firestone, CO
Infrastructure: August, 2003, Final Build-out, 3rd Qrt., 2005

BenchMark played a lead role in many town meetings over a two-year period to ensure the acceptance of this project. Their insight, experience and sensitivity were critical in allaying the concerns of both neighboring property owners and environmentally-conscious citizens.

Detention ponds and a permanent lake served as attractive yet functional drainage solutions, and BME's road and house layout effectively accommodated existing gas wells.

The final result exceeded expectations of both the planning staff and sensitive land owners, and capitalized on the spectacular views of the Rocky Mountains for the residents of Monarch Estates.
